Am I required to make my property available to Section 8?
No, this decision is entirely up to you as the property owner. However, we are happy to advise you on the pros and cons of participating in housing assistance programs in the Altoona market. -
Are you licensed?
Yes. Redwood Prime Realty and our property managers are fully licensed in accordance with Pennsylvania state laws and industry requirements. -
Can I reach you after hours?
Yes. While our regular business hours apply to routine matters, we are available for urgent issues and emergencies outside of standard hours to ensure the protection of your property and tenants. -
Can you put the money directly into my account?
Yes. We offer direct deposit services for your convenience. Your rental proceeds will be deposited securely into your bank account through ACH transfer. -
Do I get to see the lease or sign it?
Yes. You will have access to review the lease agreement before it is presented to the tenant. Redwood Prime Realty signs the lease on your behalf as your property manager. -
Do you sell real estate too?
Yes. In addition to property management, Redwood Prime Realty offers a full range of real estate services, including buying and selling. We can help you expand your investment portfolio or assist you with a sale or purchase in the Altoona area. -
How and when do I get my checks?
Rental income is processed and distributed monthly. Funds are typically deposited into your bank account around the middle of each month, after rents have been collected and expenses reconciled. -
How is rent collection handled?
We provide tenants with an online portal where they can pay rent electronically. This system helps ensure timely payments. If rent is not paid on time, we follow a structured collections process, including notices and applicable late fees. -
How long of a lease do you sign?
Our standard lease term is 12 months, although this can be customized based on your preferences and market conditions. -
How much security deposit do you charge the tenant?
Our standard security deposit is equivalent to one month’s rent, in compliance with Pennsylvania landlord-tenant law. For tenants with pets, an additional pet deposit or pet fee may apply. -
How soon can you start managing my property?
We can begin managing your property as soon as we complete the management agreement and conduct an initial property assessment. Our onboarding process is quick and efficient to help you start earning income without delay. -
What type of properties do you manage?
Redwood Prime Realty manages a wide range of residential properties, including single-family homes, multi-family properties, condominiums, and townhomes throughout Altoona and the surrounding areas. -
What type of reports do I get and how often?
You will receive detailed monthly statements through your secure Owner Portal. Reports include rent collection, expenses, and account balances. You will also receive year-end tax documents, including a 1099 and an annual summary report. -
Who holds the tenant security deposit?
Tenant security deposits are held in a designated escrow account in accordance with Pennsylvania landlord-tenant law, ensuring proper handling and compliance.
