How Does Your Property Manager Collect Rent?

When hiring a property manager, one of the most important questions you can ask is: How do you collect rent?

It may seem like a simple question, but the answer can tell you a lot about how a property management company operates. After all, if rent isn't collected consistently and on time, everything else—from maintenance to financial reporting—becomes much more difficult.

A professional property manager should have a clear, reliable rent collection process. Ask questions like:

• How do tenants pay their rent?

• How do you track late payments?

• What happens if rent isn't paid on time?

• Are late fees enforced?

• When does the eviction process begin if rent remains unpaid?

Having a structured process not only keeps cash flow consistent for property owners but also sets clear expectations for tenants.

At Redwood Prime Realty, we follow a consistent rent collection timeline. Late fees are applied after the 5th and again after the 15th of the month if rent remains unpaid. If payment still hasn't been received, eviction proceedings typically begin on the 17th, unless the tenant has communicated with us and arranged an approved payment plan.

Taking action early is important. Once a tenant falls an entire month behind on rent, catching up becomes significantly more difficult. A proactive approach helps protect both the property owner and the long-term health of the rental property.

The bottom line? Don't just ask whether a property manager collects rent—ask how they do it. A strong rent collection process is one of the biggest indicators of an experienced and effective property management team.
